Here's what a rate move actually does to a monthly payment.

Rates came in at 7.32% on Oct 22 (Freddie Mac), down from 7.40% the week before. On the $982,500 El Dorado Hills median sale price, that still works out to about $590 a month more than a year ago, when the rate was 6.19%, assuming 20% down and a 30-year fixed, principal and interest only.

I'm not predicting where rates go next. The point is simpler: get your payment number at today's rate before you decide, so the decision is made on real math.

Part two of the five-acre story. The same Bay Area family couldn't be here for the inspections. I was.

The inspection schedule landed on a workweek they couldn't take off, so I attended every inspection and put them on video calls with the inspectors. They asked their own questions, directly to the people who had the answers.

The part they expected to be the most stressful ended up being kind of fun. That's usually how it goes when you can actually see what's happening.

🎥 Melissa’s Market Minute | October 27, 2026

The sellers who got their full asking price this week got it fast.

21 El Dorado Hills homes closed. 11 landed at or above list price, but only 7 hit their ORIGINAL list price - and all 7 of those sold in under two weeks. 👀

The other four got there eventually, after a price reduction. Same destination, longer road, smaller number. Median days on market came in at 30 for closed homes and 36 for the ones that went pending, 6 of which had to drop their price to get there. Pricing precisely beats pricing high and waiting. 🏡

Sellers: would you rather list at your number and wait, or price to sell in two weeks?

Can a different loan lower your mortgage rate? This is Part 2 of my 3-part series on 10 ways to a lower mortgage rate. Here are 4 loan types, and the catch with each one.

5. FHA: low down payment, but mortgage insurance
6. VA: strong for eligible veterans, but a funding fee
7. 15 or 20 year: lower rate, much higher payment
8. Jumbo: competitive rates, stricter qualifying

The rate you see on the news is not your quote. Your rate depends on your credit, down payment, loan type and lock date.

Save this for your house hunt. Part 3 is next: builder incentives and the one option you control.

What does a Bay Area budget actually buy in El Dorado Hills? Here's one real example, side by side.

I put a current Bay Area listing next to a current El Dorado Hills listing, including price per square foot, which is fair here because it compares two markets. It's an example, not a promise, and every home is different, but the gap is real.

A question I get from almost every family moving to El Dorado Hills: which high school is this address zoned for?

Oak Ridge is the only high school located in El Dorado Hills, but not every El Dorado Hills address is zoned for it. Some are zoned for Ponderosa.

The fix is simple. Check the exact street address with the school district before you write the offer, or at least during your contingency period. I don't do ratings or rankings, just boundaries, and I'm happy to help you confirm an address.

If someone tells you El Dorado Hills prices dropped, ask them which number they're looking at.

A large share of new construction here is smaller homes on small lots in the 55+ communities. When those sell, the median moves down, even though nothing changed about the rest of the market.

That's why I read several numbers together. September: median sale price $982,500, homes sold at 98.4% of asking, 3.1 months of supply. Steady demand and modest inventory.

Here's a cost that almost never comes up when people compare Folsom and El Dorado Hills: the electric bill.

Folsom is in Sacramento County, so it's served by SMUD. El Dorado Hills is in El Dorado County, so it's served by PG&E. PG&E's system-average residential rate is 41.5 cents per kWh as of January 2026. SMUD's Fixed Rate plan runs 13.7 to 21.9 cents per kWh depending on season, plus a $27 monthly charge. That difference belongs in your budget when you compare the two towns.

Plans and usage vary; sources are in the graphic.

❤️🐾🤎 Buster Brown Budig 🤎🐾❤️
2010???-10/22/26
The first two photos are the photos that I first saw on the Seattle Humane Society website in 2014 when Sawyer was 6, and I immediately somehow knew that that was our dog. I got there early the next morning to be the first in line, and it was good that I did because there were three other people behind me that wanted him. He was with us ever since and he was the absolute best dog a boy could have had while growing up - always so sweet and gentle, but ready to play whenever someone wanted. He had been advertised as a pug mix, but a doggy DNA test several years later showed that he was actually a mix of 13 different breeds, with exactly 0% pug in him. That crazy mix made him a funny little character who melted everyone’s heart.

I knew this day was coming so recently I made sure to tell him often what a good job he did. A psychic/medium told me that my Grandpa Quade has my former dog Buddy on the other side with him and he was waiting for Buster, and would take care of them until we can get back to them. So I take a lot of comfort in that.

We will miss you, Bust. You were the best boy. And you did a very, very good job. We love you forever. 💔
